The AI operating stack for real estate agents
This is the manual for a solo agent, a small team, or a new-home sales rep who wants to set the whole operation up from zero and use Claude every day without breaking a rule. It covers accounts, CRM, MLS, SkySlope, leads, listings, builder work, and compliance, in order, so you can build the practice instead of collecting tools.
Who this is for, and who it is not for
This guide is written for three readers. The solo agent running a practice on a tight monthly budget who needs one CRM, one MLS login, and one AI assistant doing real work. The small team of two to five agents who need a shared pipeline, a brand engine, and admin controls on their AI seats. The new-home sales rep working a builder's community, whose tools and rules differ from a resale agent's in ways that trip people up (registration timing, co-broke terms, builder-controlled feeds).
It is not for brokers building a franchise tech stack, for teams already running a mature ops department, or for anyone looking for legal advice. Every compliance section here is operational guidance built from public sources, not a substitute for your broker, your MLS rulebook, or an attorney. And it is not a tool review site: every tool named here exists to support a workflow, not the other way around.
The stack, three tiers
Real estate tool pricing splits into three natural bands. Pick the tier that matches your transaction volume and team size, not the one that looks the most impressive. Prices are dated 2026-09-03; tools that publish no price are marked "not published," which is itself useful information before you get on a sales call.

Prices marked "not published" mean the vendor requires a sales call; treat the figures next to them as third-party estimates, not a quote.
The route
Read in order. Each chapter builds on the accounts and files the last one created.
- Foundation: identity, accounts and the office file. Brokerage identity rules, email and phone setup, and the one-page office file every Claude Project starts from.
- CRM from zero. Choose a CRM by tier, set pipeline stages and consent fields, and let Claude draft the weekly relationship review.
- Transactions: SkySlope from the first buyer to closing. The six-document buyer packet, DigiSign, and a pipeline file for the dates SkySlope does not track.
- MLS and the CMA. County-record-first CMAs, hotsheets, and the fair housing rules that govern every listing remark.
- Leads, speed to lead and follow-up. The first five minutes, scripts Claude drafts and you send, and the TCPA rules that gate texting.
- Listing launch and marketing. Pre-list checklist, AI photo disclosure rules, and the listing-description workflow.
- New-home sales and builder workflows. Registration timing, co-broke terms, and Claude for builder comparison sheets.
- Claude, set up for an agent. Projects, memory, connectors, Claude in Chrome, and all twelve workflows with steps.
- Compliance and the never-list. State advertising rules, the NAR settlement, TCPA and CAN-SPAM, and what AI must never do.
- Week one, start to finish. A day-by-day plan for each tier, from zero accounts to your first packet, CMA, and listing.
The never-list
The full version is in chapter 09. The short version, memorize it:
- AI never sends anything to a client or lead unattended.
- AI never signs anything. A human is always the signer of record.
- AI never writes to the MLS or the CRM unattended.
- AI never invents a fact, a comp, a date, or a feature.
- AI never gives legal or tax advice.
- AI never quotes an outcome (a sale price, an approval, a closing date) as certain.
- AI never contacts anyone without consent on file.
