# Real Estate AI Operations Route Map

Use this map to choose the smallest correct StackPilot manual for the work in front of you. It is educational workflow guidance, not brokerage, appraisal, lending, housing, legal, tax, or compliance advice.

## 1. Name the role and the exact job

```yaml
role:
organization_or_license_context:
jurisdiction:
job_to_be_done:
people_affected:
property_or_transaction_stage:
approved_systems:
private_or_restricted_data_present:
external_action_requested:
qualified_reviewer:
```

Do not start with “automate real estate.” Start with one bounded preparation job.

## 2. Choose the route

| If the job is… | Start here | Useful output | Human authority retained |
|---|---|---|---|
| buyer/listing lead organization, follow-up preparation, listing proof, or fair-housing review | AI for Realtors | reviewed lead/listing/follow-up packet | licensed brokerage and authorized sender |
| valuation intake, sources, comparable research preparation, discrepancies, or report QA | Real Estate Appraiser workflow | valuation evidence desk | appraiser’s analysis, reconciliation, opinion, certification, and signature |
| resident/vendor intake, maintenance, inspections, budgets, or incidents | Property & Community Manager workflow | property operations handoff desk | housing rights, safety, access, legal, vendor, payment, and message decisions |
| mortgage document intake, missing-file follow-up, and milestone preparation | Mortgage Loan Officer workflow | mortgage file preparation desk | credit, pricing, underwriting, disclosures, adverse action, and licensed decisions |
| new-home appointment preparation and verified community/builder evidence | AI for New Home Sales Agents | appointment and evidence packet | authorized builder/sales/brokerage claims and communications |
| annual business plan, activity math, weekly operating rhythm, and review | Realtor Business Plan Builder | reviewed operating plan | brokerage policy, budget, claims, outreach, and business commitments |
| local-market guide research and proof packaging | Realtor Local Guide Builder | source-backed local guide packet | factual claims, sponsorship, publication, and outreach |
| relationship follow-up preparation | Realtor Follow-Up Field Kit | draft follow-up queue and receipts | recipient choice, exact message, timing, and send |

## 3. Shared evidence card

```yaml
source_id:
source_type: official | governing_document | property_record | licensed_professional | participant_statement | vendor_statement | internal_record
exact_claim_or_fact:
scope:
effective_or_observed_date:
retrieved_at:
conflicts_or_limits:
private_data_location:
reviewer:
state: unverified | verified_source | qualified_review | approved_for_exact_use
```

An AI summary never changes the evidence state.

## 4. Shared approval boundary

AI may prepare:

- checklists and missing-information lists;
- source and claim ledgers;
- comparison tables and discrepancy flags;
- draft explanations, messages, plans, and handoff packets;
- calculations using supplied, verified inputs;
- QA reports and approval packets.

AI may not:

- represent a broker, appraiser, lender, insurer, attorney, inspector, property authority, builder, or regulator;
- decide valuation, credit, housing rights, accommodation, eligibility, coverage, legal meaning, safety, access, vendor award, or payment;
- invent inventory, availability, pricing, rates, incentives, property facts, comparable data, reviews, proof, or results;
- access MLS/CRM/loan/property systems, send messages, schedule appointments, publish, file, sign, pay, purchase, or change accounts without exact authority and approval.

## 5. Exact handoff packet

Every route should end with:

1. role, entity, jurisdiction, and authority;
2. exact job and decision requested;
3. original inputs and source ledger;
4. AI-prepared output marked as draft;
5. contradictions, missing facts, and uncertainty;
6. privacy and restricted-data classification;
7. regulated or consequential flags;
8. exact recipient/scope/amount/action if applicable;
9. named reviewer and approval expiry;
10. proof or receipt required after any separately authorized action.

Terminal state: `approval_ready`. This map contains no send, publish, deploy, payment, MLS, CRM, portal, or account-write control.
